           We are excited to announce the release Stage 4 and 5 of the Edge Estate. These two stages offer premium park fronted and private positioned allotments towards the northern end of the estate. Many of these lots enjoy a parkland aspect and visual setting amongst established trees.

           Civil works are due for completion prior to Easter 2024 which should result positively with title compliance 4-6 weeks later. This is due to the processes of certification being completed with the various authorities in the following weeks.

  &lt;p&gt;&#xD;
    &lt;br/&gt;&#xD;

           The landscaping of Stage 4 and 5 – street trees plus the parkland precinct will be completed in Q2-Q4 of 2024, when the climate softens and we welcome the cooler months of the year. As a matter of interest, so far this year we have had approximately 300mm of rain fall in the Estate since Christmas Eve.
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;br/&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           We welcome any interest in our existing lot/s supply and pre Title sales.

           There are only a few lots in Stage 1 and 2 where Titles are available for sale (settlement). If you wish to build now then these stages are for you.
          &#xD;

    &lt;br/&gt;&#xD;

           The approved design that had been secured from Department of Transport (DOT, formerly VicRoads and Regional Roads Victoria) in June 2022 is not acceptable by DOT today in March 2023. This is due to exposure of telecommunications equipment and the location of an electricity supply pit to an external light pole in Allan Street.
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;br/&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           DOT have requested a change in this design. Thus, a new design needs to be approved and then civil works installed with compliance signed off prior to their final release of their compliance approval.
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;br/&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           This will require a new drainage alignment, a new culvert drain and relocation of an electricity pit.
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           There are no other delays in regards compliance with any other Statutory Authorities. These have been secured and signed off.
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;br/&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           Campaspe Shire have final approval in regards this compliance procedure. Their Planning Permit conditions and requirements, together with incurred fees and charges, have all been secured and paid.
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;br/&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      &lt;span&gt;&#xD;
        
            ﻿
           &#xD;
      &lt;/span&gt;&#xD;
      
           Our site engineer (Fifteen50), design engineer (Stantec) and onsite contractor (Mawsons) are now completing the necessary design work to seek approval. Draft designs have been verbally approved. Upon formal approval the procurement of materials and completion of works will occur.
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;br/&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           Sadly, this delay is not able to be counted in days or hours. The aim is for immediate action.
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;br/&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           As this item remains, it is noted that the completion of civil works in Stage 3 is nearing their conclusion, with the external water main (Edis Street) to commence this week. Earth works to our next 2 stages are also to commence this week and these works will further assist in concluding Stage 3. These earthworks are also the preliminary civil works that will result in releasing more lots within the Estate (Stages 7 &amp;amp; 8) and the northern component of our parkland and retention basin.
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;br/&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;

           These works will result in the main north south roadway – Nurtja Drive to become established with an opening onto Edis Street.

    &lt;br/&gt;&#xD;
  &lt;/p&gt;&#xD;

           The resultant street and parkland landscaping works of the Estate will be undertaken in autumn and winter 2023 as we seek cooler climate for such works.

           We are excited that as we commence February 2023 that development works in Stage 1 and 2 have concluded with practical completion secured. This is great news and has enabled the install of boundary fencing to Stage 1 and 2 to commence. The required soil testing for new home construction for these lots is now permitted to take place.

    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;br/&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;

           We highlight that our extensive landscaping works of the estate, inclusive of our parkland and street trees have obtained Council support to be installed in the cooler autumn period in 2023. This will ensure greater planting success and by April we are hopeful that the second half of our parkland will be created awaiting landscaping.
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;br/&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           The next phase of the development is for compliance to be received, which enables the release of the Certificate of Titles for each stage. It requires working with each service provider and the relevant statutory bodies in regards Council, Water and Sewer supplier, CFA, Department of Transport and telecommunications.
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;br/&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           To date, we have obtained a number of approvals, however we are required to rectify some civil items due to authority requirements. These works are taking precedence with our civil contractors of Mawsons, Central Power and Murtec. Once the items are approved we will seek Title release.
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;br/&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           Stage 3 civil works have been ongoing as electricity, water, and sewer services are now installed, together with kerbing and road base down. Footpaths, crossovers, and road seal are soon to be undertaken, however sadly our Gas Contractor has delayed their install in this Stage by 1 week.
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;br/&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           Off site mains water work is required to be completed. This will provide the estate with an additional secondary and secure water supply for the long term. GV Water seek this connection before they will release their compliance for this stage. This work has finally been approved in January and is to be undertaken in February. We await the necessary working in roads permit approval to commence.
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;br/&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           Earth works for our next stages are to commence with Stage 7 &amp;amp; 8 the next two stages of development. Land in Stages 7 and 8 is to the north of the central Parkland with the majority of these lots to enjoy an attractive treed visual aspect.
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;br/&gt;&#xD;
  &lt;/p&gt;&#xD;

           Stay alert in regards the release of these stages as we Title Stages 1,2 and 3 and action development works in Stages 7 and 8.

           Development works are slowly progressing in our Estate.

           Mawsons Constructions have completed site and earth works to the retardation basin and play reserve together with road and site preparation works for Stages 1 &amp;amp; 5. These works highlight the road layout for these stages and place the development in an outstanding position as we move closer to winter and wet weather. Other Statutory approvals are now in place.

           The recent installation of drainage and sewer mains, gross pollutant trap for drainage and new sewer pump station have occurred. Other services will now begin to take shape with electricity, kerb and channelling and road construction to start.

  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      &lt;br/&gt;&#xD;

           Land sales remain strong, and we thank our purchasers for their faith and trust in Edge Kyabram. These early purchasers will see the greatest gain as we continue the development path ahead with the first three stages to be completed in late 2022.

            It was exciting to finally witness the development start in late 2021 with earth works commencing onsite.
           &#xD;
      &lt;/span&gt;&#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      &lt;br/&gt;&#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           Mawsons have completed our site and earth works to the retardation basin and play reserve together with Road and site preparation works for Stages 1, 2, 3, 4 and 5.  These works highlight the road layout for these five stages and place the development in an outstanding position as we move closer to winter.
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      &lt;br/&gt;&#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      &lt;span&gt;&#xD;
        
            Sadly, delays have been encountered with final approvals from GV Water on sewer and water main designs.  These have now been accomplished and works will recommence from 14 March onsite.
           &#xD;
      &lt;/span&gt;&#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      &lt;br/&gt;&#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           These delays are out of all control with all companies complaining of staff shortages, plus product shortage as we recover and move forward in 2022 from Covid-19 disruptions.
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      &lt;br/&gt;&#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           Land sales remain strong, and we thank our purchasers for their faith and trust in Edge Kyabram.  These early purchasers will see the biggest gain as we continue the development path ahead with stages 2 and 3 to be completed in late 2022.  Land availability is limited in our Estate, and we will review our next stage release accordingly.
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      &lt;br/&gt;&#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;

           Stages 7-8 are under design and review.  Council has our first five stages with Stages 7 &amp;amp; 8 to be lodged with Council by the end of March.  These two stages offer a direct linkage through the Estate with a connection of the Estate to Edis Street.
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      &lt;br/&gt;&#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           It has been a very frustrating 5 months as delays have been incurred beyond our own ability to deliver the full commencement of works in Stage 1 as planned. Our discussions with Mawsons will see construction ramp up in the next few weeks as we charge forward with the development of Stages 1, 2 and 3

           Niche Planning Studios was engaged on behalf of Edge Kyabram to assist in an amendment to the Kyabram East Development Plan that is placed over all of the land positioned between Allan Street, Bolitho Road and Edis Street (subject).  An amendment to the Kyabram East Development Plan was required prior to any new subdivision application could be lodged.

  &lt;/div&gt;&#xD;
  &lt;div&gt;&#xD;
    &lt;br/&gt;&#xD;
  &lt;/div&gt;&#xD;
  &lt;div&gt;&#xD;
    
                    
          The amendment allows for improved planning and drainage outcomes for this location within the context of the outdated Kyabram East Development Plan that was undertaken years ago.  It shall also facilitate a streamline subdivision process for Edge Kyabram.

  &lt;div&gt;&#xD;
    &lt;br/&gt;&#xD;
  &lt;/div&gt;&#xD;
  &lt;div&gt;&#xD;
    
                    
          The subject site is a Greenfield Development site within Kyabram.  It offers a unique opportunity to provide new housing stock within this region, maximising its eastern entrance to the township and its attractive street frontages.

  &lt;div&gt;&#xD;
    &lt;br/&gt;&#xD;
  &lt;/div&gt;&#xD;
  &lt;div&gt;&#xD;
    
                    
          Niche Planning Studios undertook a detailed Urban Design Analysis that leverages the site’s strategic location and the site’s features incorporating the significant stand of trees with an opportunity for an attractive centralised drainage reserve that could ultimately provide passive recreation space.
