This press release is provided to enable all lot purchasers (awaiting settlement) and any prospective purchasers complete awareness and knowledge of the existing situation that is causing delays in the final compliance phase of the first three stages of the Estate.
This delay restricts the ability to secure Titles and settlement of the Contract of Sale.
The approved design that had been secured from Department of Transport (DOT, formerly VicRoads and Regional Roads Victoria) in June 2022 is not acceptable by DOT today in March 2023. This is due to exposure of telecommunications equipment and the location of an electricity supply pit to an external light pole in Allan Street.
DOT have requested a change in this design. Thus, a new design needs to be approved and then civil works installed with compliance signed off prior to their final release of their compliance approval.
This will require a new drainage alignment, a new culvert drain and relocation of an electricity pit.
There are no other delays in regards compliance with any other Statutory Authorities. These have been secured and signed off.
Campaspe Shire have final approval in regards this compliance procedure. Their Planning Permit conditions and requirements, together with incurred fees and charges, have all been secured and paid.
Our site engineer (Fifteen50), design engineer (Stantec) and onsite contractor (Mawsons) are now completing the necessary design work to seek approval. Draft designs have been verbally approved. Upon formal approval the procurement of materials and completion of works will occur.
Sadly, this delay is not able to be counted in days or hours. The aim is for immediate action.
As this item remains, it is noted that the completion of civil works in Stage 3 is nearing their conclusion, with the external water main (Edis Street) to commence this week. Earth works to our next 2 stages are also to commence this week and these works will further assist in concluding Stage 3. These earthworks are also the preliminary civil works that will result in releasing more lots within the Estate (Stages 7 & 8) and the northern component of our parkland and retention basin.
These works will result in the main north south roadway – Nurtja Drive to become established with an opening onto Edis Street.
The resultant street and parkland landscaping works of the Estate will be undertaken in autumn and winter 2023 as we seek cooler climate for such works.
We apologise for this delay but be well aware these works are being actioned as quickly as we can.
