Niche Planning Studios was engaged on behalf of Edge Kyabram to assist in an amendment to the Kyabram East Development Plan that is placed over all of the land positioned between Allan Street, Bolitho Road and Edis Street (subject). An amendment to the Kyabram East Development Plan was required prior to any new subdivision application could be lodged.
The amendment allows for improved planning and drainage outcomes for this location within the context of the outdated Kyabram East Development Plan that was undertaken years ago. It shall also facilitate a streamline subdivision process for Edge Kyabram.
The subject site is a Greenfield Development site within Kyabram. It offers a unique opportunity to provide new housing stock within this region, maximising its eastern entrance to the township and its attractive street frontages.
Niche Planning Studios undertook a detailed Urban Design Analysis that leverages the site’s strategic location and the site’s features incorporating the significant stand of trees with an opportunity for an attractive centralised drainage reserve that could ultimately provide passive recreation space.
