Niche Planning Studios was engaged by Edge Kyabram to assist in the application of a Planning Permit for the development of 441 Allan Street Kyabram into a staged multi lot subdivision. 
 
 The vision of Edge Kyabram identifies a focus towards a centrally integrated wetland junction accessible by all residents to create a sense of place with functional drainage purpose and combined recreational space.  The proposed layout shall respect the site’s strategic role in forming the eastern gateway entrance to Kyabram.
 
 A consideration of the commercial market drivers has been respected to ensure a viable and deliverable subdivision to meet the needs of the growing Kyabram community over an extended period of time.
 
 The staged subdivision of the land shall offer a variety of lot sizes.  Lot sizes will range in size from 500  – 750 square metres; 750 -900 square metres; 1,000 – 1,250 square metres; 1,250-1,500 square metres and 1,500   2,000+ square metres.
 
 The proposal caters for a variety of lot purchasers from first home buyers, growing families and retirees.
